Building on the island

Jumeirah Bay Island, off the Jumeirah coastline, is a Meraas community of private villa plots. Owners here tend to commission internationally known architects and interior designers, specify materials from around the world and expect a level of finish comparable to the best private houses anywhere. The challenge is less about getting a house built than about getting this house built, without compromise creeping in under programme or cost pressure.

Particular considerations

• Island logistics. Restricted access, limited laydown space and strict community rules affect cost and programme. They need to be priced, not discovered.
• International design teams. Architects and designers based overseas need a local registered consultant of record and close coordination. Gaps between the two are where cost and time are lost.
• Long-lead materials. Stone, glazing and bespoke joinery from overseas can take many months. Late ordering is a common cause of delay.
• Waterfront exposure. Coastal plots demand careful waterproofing, corrosion protection and façade detailing.
