A stalled villa is stressful because nobody seems to have the full picture. The contractor says the owner owes money. The consultant says the contractor is late. The owner has paid more than half the contract value for a building that looks less than half finished.

We start with a fixed-scope review: what has been built and to what standard, what has been paid and what is owed, what the contract says, and what it will take to finish. Then we set out the options plainly, from getting the current contractor back on track to a managed changeover, and help you carry out the one you choose.

What we do

  • Independent review of progress, quality, payments and contract position
  • A realistic cost and time to complete
  • Options appraisal: continue, renegotiate or replace
  • Support through a contractor changeover, with records protected
  • Recovery programme and reporting through to completion

What you receive

  • The full picture within two to three weeks
  • Clear options with costs and risks
  • A recovery plan, and someone to run it

From the builder's side

From the builder's side, we know what an incoming contractor needs: a clear record of what's there, what's defective and what's paid. Without that, the new price carries every unknown as risk. With it, the job can restart at a fair price.

Questions

What should I do if my contractor stops work?
Pause any payment not yet properly valued until you understand the position, keep all records, photograph the site, and take advice from a UAE-qualified lawyer before withholding sums the contract says are due or terminating anything. Then get an independent view of what it will take to finish. Our guide to the first ten days of a stalled build sets out the order.
Can a half-built villa be finished by a new contractor?
Yes, often successfully. The key is an accurate record of the work in place and its quality, so the new contractor can price it fairly.
How quickly can you start?
Usually within a week. The initial review is a fixed fee.

Tell us about the house you want to build.

A personal reply from Philip within one working day. The first conversation is free, and nothing you send us is shared.
