Emirates Hills was laid out as plots for owners to build on, so the community is a mix of original houses, remodelled houses and new mansions built on cleared plots. Approvals

Emirates Hills is an Emaar community. Designs are reviewed against Emaar's community guidelines before the authority building permit, with your consultant preparing and submitting each stage. On a house of this size, design approvals can take longer than owners expect, so the programme needs to be realistic from the start.

What matters most on a project this size

• A fixed brief. On large houses, late changes multiply. A wing redesigned after structure is in place is a six-figure decision.
• Interior integration. Joinery, lighting, automation, art and furniture are often a third or more of the total. They need designing alongside the architecture, not after it.
• Procurement strategy. Whether to split shell-and-core from fit-out, and how to package specialist work, changes both cost and risk.
