On a Dubai villa, the registered consultant carries the statutory supervision role, and the contractor manages the works. Both report, but neither reports only to you. For an owner who is busy, often abroad, or simply not a builder, it is hard to know whether the project is really where the reports say it is.

We visit site on your behalf, regularly and sometimes unannounced, and report what we see: progress against programme, quality of workmanship, safety and housekeeping, and anything that will cost money or time later. We raise issues with the consultant and contractor through the proper channels and track them until they are closed.

What we do

  • Scheduled and unannounced site visits on your behalf
  • Progress checked against the programme, not against the contractor's report
  • Workmanship and finish observations, with photographs
  • Issues raised through your consultant and tracked to close-out
  • Attendance at progress meetings as your representative

What you receive

  • A weekly photo update
  • A monthly written report with the decisions you need to make
  • An issues log with owners and dates

From the builder's side

Every site manager knows the difference between a visit and an inspection. A visit is a walk round and a coffee. An inspection opens the ceiling void before it's boarded. We know which areas get closed up quickly, and we make sure we see them first.

Questions

Is this the same as construction supervision?
No. Statutory supervision on a Dubai villa is carried out by the registered consultant. Our visits are independent, client-side monitoring and reporting, which sits alongside that role and reports only to you.
How often do you visit?
It depends on the stage and your appointment, typically weekly during active construction and more often at key stages such as waterproofing, first fix and pre-handover.
Can I see the reports on my phone?
Yes. Reports are short, photo-led and readable on a phone, with a fuller version for your records.
