Two kinds of project
Dubai Hills Estate, developed by Emaar with Meraas, includes plots for private villas alongside large developer villa communities. Plot owners are building bespoke family homes; villa owners are extending, adding pools and outdoor living, and upgrading interiors well beyond the original specification.
What to get right
- Community rules. Each sub-community has its own guidelines. Work is reviewed by the master developer before any authority permit.
- Renovation scope creep. A kitchen becomes a ground floor, which becomes the whole house. Set the scope and budget together, and decide early.
- Outdoor works. Pools, pergolas and landscaping are often under-specified. Published guides put pools at AED 80,000 to 250,000 and landscaping at AED 100 to 500 per sq ft of garden.
How we help

Renovations and extensions
Renovation is where budgets break. Old waterproofing, tired services and approvals that take longer than promised. We plan for all three before the first wall comes down.

New villa builds
A bespoke villa is a two-year project and, for most owners, a once-in-a-lifetime one. We keep cost, programme and quality under control from your side, so problems surface early and decisions stay with you.

Choosing the team
The lowest price is rarely the lowest cost. We help you see the difference before you sign.
