Construction budgets rarely fail in one dramatic moment. They drift: a variation here, a provisional sum that came in high, a delay that becomes a claim. By the time the drift is visible, it is usually too late to recover.
We keep a live cost plan from the first budget to the final account, and a programme that shows the real critical path rather than the optimistic one. Every payment application and every variation is reviewed before you pay it, with a clear recommendation.
What we do
- Cost plan at each design stage, then a live cost-to-complete during construction
- Review of every payment application against work actually done
- Variation control: is it a genuine change, is the price fair, what does it do to time?
- Programme review and monitoring of the critical path
- Contingency held and released by you, with a clear audit trail
- Final account agreed line by line
What you receive
- A monthly one-page cost and programme summary
- A payment recommendation before every payment
- An agreed final account, not an argument

Contractors live on cash flow. Front-loaded valuations, over-measured work and early release of retention are normal pressures, not dishonesty. An owner who reviews every valuation properly is not being difficult. They are keeping the job balanced, which is better for everyone.
