Good architects design beautiful houses. They are not always asked to design them to a number. In August 2025 Dubai Municipality formally warned villa consultancies about over-designing structures and inflating build costs. Owners felt the effect long before that warning, in tenders that came back far above budget.

We write the brief with you, agree the budget with your consultant, and review the design against cost at each stage. We also coordinate the approvals route with your consultant, who prepares and submits the drawings: master developer review first, then the authority permit through Dubai Municipality, Trakhees or the Dubai Development Authority depending on where your plot sits.

What we do

  • A written brief: rooms, sizes, finishes, priorities and what you won't compromise on
  • Budget and design reviewed together at concept, detailed design and before pricing
  • Value review of structural and services design where cost looks high
  • Interior design and fit-out integrated early, so services and joinery fit first time
  • Approvals programme tracked with your consultant, with risks flagged early

What you receive

  • A brief your consultant can design to
  • A cost check at every design stage
  • An approvals tracker showing what's submitted, what's waiting and on whom

From the builder's side

The most costly changes we ever dealt with were interior decisions made after first fix: a moved kitchen, a new lighting scheme, a different bath. Bringing the interior designer in at the same time as the architect is the single cheapest decision an owner can make.

Questions

Do you design villas?
No. Design and the statutory submissions are the role of your registered consultant. We write the brief, review the design against your budget and represent you through the process.
Who submits the building permit application?
Your appointed consultant, through the relevant authority's system. We track the process with them and keep you informed. Our villa building permit guide explains each step.
Can you help choose an architect?
Yes. We help you shortlist, compare fee proposals like-for-like and agree a clear appointment. You make the appointment directly.

Tell us about the house you want to build.
