Key points

  • Smart Renovation's 2026 guide puts Dubai villa renovations at roughly AED 200–300k for basic work (its price breakdown says up to 350k), AED 400–800k for mid-range and over AED 1m for luxury, or about AED 120–450+ per sq ft.
  • Those figures are mostly the contractor's price. Design fees, approvals, contingency, external works and the cost of living elsewhere sit on top.
  • On our worked example, a full refurbishment of a 6,000 sq ft villa lands at roughly AED 1.9m to AED 3.8m before furniture.
  • The three costs that catch owners out in older villas are what is hidden behind the finishes, the knock-on work that one change triggers, and the cost of time.
  • The cheapest money on any renovation is spent on a proper condition survey and opening-up before the design is fixed and the contractor prices it.

A villa renovation in Dubai typically costs from about AED 200,000–300,000 for a basic refresh to AED 400,000–800,000 for mid-range work and well over AED 1 million for a luxury or structural refurbishment, according to Smart Renovation's 2026 guide (its separate price breakdown puts the basic band at up to AED 350,000). Per square foot, that is roughly AED 120–250 for basic work, AED 250–450 for mid-range and AED 450 or more for luxury. Those are mostly contractor prices; design, approvals, contingency and the cost of living elsewhere sit on top.

The published ranges are a useful starting point. What they cannot tell you is how much of your villa's real cost is still hidden behind its walls. That is where renovation budgets are won or lost, and it is what most of this guide is about.

How much does a villa renovation cost in Dubai in 2026?

Two published sources set out the market clearly, one by scope and one by villa type.

Scope or villa type Published range (AED) Per sq ft (AED) Source
Basic: painting, flooring, small upgrades 200,000–300,000 (up to 350,000 in the price breakdown) 120–250 Smart Renovation (2026 guide; price breakdown)
Mid-range: kitchen, bathrooms, interior redesign 400,000–800,000 250–450 Smart Renovation (2026)
Luxury: premium materials, structural change 1,000,000+ 450+ Smart Renovation (2026)
Three-bedroom townhouse: interior, kitchen and bathrooms 250,000–400,000 — Property Finder (Sep 2025)
Four-bedroom independent villa: interior and landscaping 600,000–850,000 — Property Finder (Sep 2025)
Five-bedroom older villa: full upgrade with smart systems 900,000–1,400,000 — Property Finder (Sep 2025)
Luxury villa: structural work, premium materials 1,500,000–3,500,000+ — Property Finder (Sep 2025)

At room level, the sources disagree more. Smart Renovation puts a kitchen at AED 80,000–200,000 and a bathroom at AED 30,000–80,000 each. Property Finder gives lower starting points: kitchens from AED 25,000 and bathrooms from about AED 12,000 for standard fittings, around AED 20,000 for premium. The gap is the difference between replacing units and rebuilding a room, with new drainage, waterproofing, electrics and ventilation behind it.

Two cautions. These are averages across very different houses, and a renovation's tier is decided less by the finishes you choose than by what the existing building needs. A villa with sound roofs and healthy services can be refreshed at the bottom of a band. The same villa with failed waterproofing and end-of-life air conditioning is a different project, whatever the finishes schedule says.

What is not included in a renovation quote?

Most published figures, and most contractor quotes, cover the building work itself. Outside that, owners usually need to budget for:

  • Design and engineering. Any renovation that touches structure, layout, services or the façade needs drawings from a DM-registered consultant. Real Estate Club Dubai puts multi-discipline design fees on new villas at 6–12% of construction cost; we use the same range as a guide for a full refurbishment.
  • Approvals. A master developer NOC where your community has one (see our guide to the Nakheel NOC for villa renovations), then a permit from Dubai Municipality, Trakhees or the Dubai Development Authority, depending on where your plot sits. Published fee figures for renovation permits vary widely, so ask your consultant to set out the actual charges for your scope.
  • Contingency. Real Estate Club Dubai suggests 10–15% on new builds. A renovation carries more unknowns, not fewer.
  • External works. Smart Renovation puts outdoor, pool and landscaping work at AED 50,000–200,000 combined; a pool rebuild alone can use much of that.
  • Furniture, AV, lighting control and automation, which are often outside the main contract.
  • Living elsewhere. Rent, storage and removals if you move out for the works.
  • Inflation. Currie & Brown forecast UAE construction cost inflation of around 3% for 2026, as cited by PRASOON.

Always read the contractor's exclusions before you compare totals. On a renovation, the exclusions list often says more about the price than the price does.

What does a full renovation of a 6,000 sq ft villa cost?

Here is a worked example using the published ranges above. It is illustrative, not a quotation. We assume a 6,000 sq ft older villa being fully refurbished at mid-range to upper specification: new kitchen and bathrooms, new finishes throughout, and replacement of tired services. Construction uses Smart Renovation's mid-range per sq ft band. The contingency of 15–20% is our own rule of thumb for an older villa before opening-up.

Line Low High Basis
Building works AED 1,500,000 AED 2,700,000 6,000 sq ft × AED 250 / 450
Design and engineering AED 90,000 AED 324,000 6% of 1.5m / 12% of 2.7m
Contingency AED 225,000 AED 540,000 15% of 1.5m / 20% of 2.7m
Outdoor, pool, landscaping AED 50,000 AED 200,000 Published range
Approvals and NOCs Consultant to confirm Consultant to confirm Depends on scope and authority
Total before furniture AED 1,865,000 AED 3,764,000

The result is well above Smart Renovation's whole-villa mid-range band of AED 400,000–800,000. That band suits a typical refresh, not a full services and finishes replacement on a 6,000 sq ft house: the per square foot bands come from the same source, but multiplied across a large villa they give far more than the whole-villa figure, because the whole-villa bands describe an average-sized house and a lighter scope. On building works alone (AED 1.5–2.7 million), the example sits between Property Finder's five-bedroom full upgrade (AED 0.9–1.4 million) and its luxury structural band (AED 1.5–3.5 million or more). Treat it as our illustration, not a published figure. Notice what the table cannot show: rent while you are out of the house, and the cost of the programme running long. Those belong to the hidden costs below.

What are the three hidden costs in older villas?

Our founder, Philip Chapman, ran P Chapman Construction, a premium residential builder in the UK, for 21 years. From the builder's side, the renovation budgets that failed almost never failed on the rates. They failed on three things the original price did not capture.

1. What is behind the finishes

A new build is priced from drawings. A renovation is priced from what can be seen, and in an older villa the expensive parts usually cannot be.

  • Waterproofing. Roof membranes, terraces over rooms, wet-room tanking and basements all have a finite life. Failure shows late, as staining, blistering paint or a musty room, long after the damage started. Replacing a membrane means stripping finishes and often lifting screeds, before any new interior goes in.
  • Services. Air conditioning, ductwork, pipework and electrical distribution installed when the villa was built may be near the end of its life, or undersized for how you want to live now. In Dubai the cooling system is the heart of the house, and replacing it is a building project, not a fitting.
  • Concrete and salt. In coastal communities, wind-borne salt attacks metalwork, fixings, frames and, where concrete cover is poor, reinforcement. Cracking and rust staining need a structural engineer's view, not paint.

On the contractor's side, the first thing we priced on any refurbishment was the risk in the envelope and the services. Interiors are predictable; roofs, basements and plant are not. When the information was thin, we priced what we could see and knew the rest would come back as variations, priced by one firm with no competition. That is the single biggest reason renovation budgets move.

2. The knock-on work

Renovations spread. Move a bathroom and you need new drainage falls, new waterproofing and new screeds. Open up a wall and the electrics behind it no longer suit the new layout. Replace the air-conditioning units and the ducts, controls, condensate routes and electrical supply may all need to follow. Lay new flooring on one level and the thresholds, doors and stairs no longer line up.

There is also the regulatory knock-on. The Dubai Building Code applies to building designs permitted after it came into force (Decree No. 45 of 2021), and the code itself describes its application to the renovation, modification and addition of existing buildings. In practice, new work in an older villa is designed to today's rules, not the rules the house was built under. Your consultant will tell you what that means for your scope; it is better to know at concept stage than at permit stage.

In our experience, a brief that starts as "kitchen, bathrooms and finishes" and ends as "most of the services and half the screeds" is the norm in older villas, not the exception. Price the knock-ons at design stage and they are decisions. Discover them on site and they are variations.

3. The cost of time

Every extra month on a renovation costs you three ways. The contractor's preliminaries, the cost of running the site, continue: Turner & Townsend put preliminaries in Dubai at 12–14% of contract value (cited by PRASOON). Your rent and storage continue if you have moved out. And the house is unusable for another month.

Time is lost in predictable places: discoveries that need redesign, late decisions on finishes, design changes after the NOC that need resubmitting, and long-lead items such as glazing, joinery and imported stone ordered too late. Published guides put larger projects with structural work at six months or more on site, before approvals.

Living in the villa during the works rarely saves money once services, waterproofing or structure are involved. The contractor has to phase the job around you, protect occupied rooms and work slower, and you pay for all of it in preliminaries.

How do you keep a villa renovation on budget?

  • Survey before you design. Commission a proper condition survey of roofs, wet areas, basement, pool and MEP, and open up small areas where it matters. It is the cheapest money on the project.
  • Price the design at concept stage. Get an early cost check before the drawings are finished, so the brief and budget can be adjusted while it is cheap to do so.
  • Turn provisional sums into scope. If the bid carries an allowance for "waterproofing repairs" or "MEP remedials", the real cost is still unknown. Investigate before signing, or at least agree rates.
  • Compare bids like-for-like. Normalise exclusions, allowances and preliminaries before looking at totals. Our guide to choosing a villa contractor in Dubai explains how.
  • Hold the contingency yourself. Release it by decision, not by default.
  • Price every change before it is instructed. Cost and time, in writing, first.
  • Decide early, order early. Finishes and long-lead items fixed before work starts protect the programme.
  • Read the contract. See villa construction contracts in the UAE, and take advice from a UAE-qualified lawyer.

If the scope keeps growing towards new structure, a new envelope and full services replacement, stop and price a rebuild properly alongside it. Our Palm Jumeirah renovation guide covers that decision and the approvals sequence, and our guide to what it costs to build a villa in Dubai gives the new-build comparison.

For an indicative figure on your own villa, our villa build and renovation cost calculator applies the published whole-villa renovation bands by scope and lists its sources. Because those bands do not scale with floor area, it will read low for a large or older villa like the worked example above; use the per square foot approach here for those.

Questions

How much does it cost to renovate a villa in Dubai in 2026?
Smart Renovation's 2026 guide puts basic villa renovations at about AED 200,000–300,000 (its separate price breakdown says up to 350,000), mid-range at AED 400,000–800,000 and luxury at over AED 1 million. Property Finder's table runs from AED 250,000–400,000 for a three-bedroom townhouse refresh to AED 1.5–3.5 million or more for structural work on a luxury villa.
What is the cost per square foot to renovate a villa in Dubai?
Smart Renovation's 2026 breakdown gives AED 120–250 per sq ft for basic work, AED 250–450 for mid-range and AED 450 or more for luxury. A full refurbishment with new services and waterproofing will normally sit in the upper half of that spread.
How much contingency should I hold on a villa renovation?
Real Estate Club Dubai suggests 10–15% on new villa builds. On a renovation of an older villa, in our experience you should sit at 15% or above until the existing building has been properly surveyed and opened up, because the unknowns are greater than on a new build.
How long does a villa renovation take in Dubai?
Published guides put small interior projects at around two to three months and larger projects with structural changes or extensions at six months or more. Property Finder's table runs from 60–90 days for a townhouse refresh to 150–210 days for structural work on a luxury villa, and approvals come before that.
Do I need approval to renovate my villa in Dubai?
Anything structural, any extension, façade change or new pool, and most services replacement needs approval: usually a master developer NOC first, then a permit from Dubai Municipality, Trakhees or the Dubai Development Authority, depending on where your plot sits. Your DM-registered consultant will confirm what applies to your scope.
