This page sets out what is particular to Arabian Ranches. It is one example of where we work, not a limit: we cover every community in Dubai and Abu Dhabi.
What makes Arabian Ranches different
Arabian Ranches is an Emaar community, managed by Emaar Community Management and laid out as a series of sub-communities around a golf course, among them Alvorada, Mirador, Palmera, Saheel and Savannah (Emaar Community Management). Its villas and townhouses were released in phases from the mid-2000s. Gulf News reported in 2006, for example, that Emaar first released the Alvorada villas in May 2005, in six types from 3,566 to 4,844 sq ft with three to five bedrooms (Gulf News, 2006).
Two features shape any project here. The houses were built to a set of standard types, so most owners are working within a known plan and a known structure, which makes early scoping easier than on a one-off house. And the community's look is protected: Emaar's rules are written to keep the street scene consistent, so the scope of work is defined as much by what the guidelines allow as by what the owner wants.
What owners here are usually doing
- Kitchens, bathrooms and the ground floor. Opening up the original layout, new kitchens and wet rooms, new floors and joinery. This is the most common project, and the one most prone to creeping scope.
- Services and comfort. Replacing original air conditioning, upgrading electrics and lighting controls, and improving the glazing and roofs.
- Gardens and outdoor living. Pools, pergolas, outdoor kitchens and landscaping. These are external works and need Emaar's approval before they start.
- Full refurbishment before a sale or a long stay. Everything at once, which is when a properly sequenced programme and a fixed scope pay for themselves.
The approval route: Emaar's home modification NOC
Emaar Community Management's guidance for Arabian Ranches is that any alteration to the villa has to be approved by Emaar, applied for as a home modification NOC through the community portal. External modifications that change the look of the villas are not permitted, while interior painting and regular maintenance do not need an NOC, although the contractor still needs an entry permit to the community (Emaar Community Management, Arabian Ranches FAQs). Read the current Home Modification Guidelines for your sub-community before design starts: they decide whether a pergola, a pool or a change to a terrace is possible, and on what terms.
After Emaar's NOC, structural work and other significant changes need a building permit from Dubai Municipality, Trakhees or the Dubai Development Authority, depending on where your plot sits. Your registered consultant or licensed contractor prepares and makes those applications. We review them with you, track them, and make sure the contractor's start date waits for approvals in hand.
How much does it cost, and how long does it take?
Property Finder's September 2025 guide to villa renovation in Dubai gives AED 600,000 to 850,000 and 90 to 120 days of works for the interior and landscaping of a four-bedroom independent villa, naming the Ranches as one of its examples. For a three-bedroom townhouse with interior, kitchen and bathroom work it gives AED 250,000 to 400,000 and 60 to 90 days (Property Finder, 2025). Those are contractor prices and works durations. Design, the Emaar NOC, any authority permit, contingency and the cost of living elsewhere come on top.
For your own figure, our villa build and renovation cost calculator gives indicative low, likely and high ranges with every source listed, and our villa renovation cost guide explains how to budget for an older villa. We do not publish a separate rate per square foot for Arabian Ranches, because no published source supports a premium or discount by community.
Where Arabian Ranches renovations go wrong
- Scope creep. A kitchen becomes the ground floor, which becomes the whole house. Decide the scope and the budget together, before quotes, and record every later change with its cost and time.
- Quotes that are not comparable. One contractor includes the air conditioning, another assumes it can be reused, a third leaves it as a provisional sum. In our years as the builder, a low price built on assumptions was usually recovered later in variations. Our guide to choosing a villa contractor explains how to compare them like-for-like.
- Outdoor works treated as an afterthought. Pools and pergolas need their own approval, their own drawings and their own place in the programme.
- Living in during the works. Staying in the house saves rent but costs time, and contractors price the disruption. Weigh both before you decide.
How we help in Arabian Ranches
We represent you from the first scope to the end of the defects period: a written scope and budget, a like-for-like comparison of contractor quotes, the Emaar and authority approvals tracked against the programme, regular site visits to observe and record progress, review of every payment application and variation before you pay, and a careful handover with the snag list closed before retention is released. You appoint the consultant and contractor and pay them directly; we review and recommend.

Renovations and extensions
Renovation is where budgets break. Old waterproofing, tired services and approvals that take longer than promised. We plan for all three before the first wall comes down.

Choosing the team
The lowest price is rarely the lowest cost. We help you see the difference before you sign.

Snagging and handover
Once you have the keys and the contractor has his money, defects are harder to close. We help make sure the house is finished, tested and documented before you accept it.
